That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof of the building shall be as specified on drawing reference Holden accompanying the application unless otherwise agreed in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory in accordance with policies G8 and C11 of the Council's adopted South Oxfordshire Local Plan.

That the stables hereby permitted shall be used for the stabling of horses for the private recreational purposes of the occupants of Pot Kiln Cottage and shall not be used for the stabling of horses in connection with any business or commercial activity. Reason: Commercial use of the stables would be detrimental to the character and amenity of the Chilterns Area of Outstanding Natural Beauty and would conflict with policies C2 and R10 of the Council's adopted South Oxfordshire Local Plan.
