That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external wall shall be of the same colour, type and texture as those used on the existing building. Reason: To secure a satisfactory appearance in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction in flood capacity in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.
