Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall commence until the existing outbuildings (shown on drawing no. 00/105-04) on the site have been demolished and the materials therefrom removed from the land. Reason: To safeguard the character of the area in accordance with policy C2 of the Council's adopted South Oxfordshire Local Plan.

That the roofs shall be covered with plain clay tiles a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with policy G8 of the Council's adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the buildings hereby permitted shall be used for purposes specified, incidental to the enjoyment of Greenmarsh Farm as a single dwellinghouse and for no other purpose whatsoever. Reason: That the separate use of the buildings for purposes other than incidental domestic purposes would generate additional traffic and detract from the character of the Chilterns Area of Outstanding Natural Beauty and would not accord with policies C1 and G2 of the Council's adopted South Oxfordshire Local Plan.

That should this planning permission be implemented separately from planning permission P01/S0521 for domestic stables on the adjacent land details of the north elevation of the garage shall be submitted to and be approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To make sure that the details of the development are satisfactory as no details of this elevation accompany the application and to accord with policy G8 of the Council's adopted South Oxfordshire Local Plan.
