Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That, unless otherwise agreed in writing by the Local Planning Authority, the external walls and roof of the garage building shall be clad in the materials specified on drawing no GC 20001/15 accompanying the application. Reason: To ensure that the details of the development are satisfactory and to accord with policy G8 of the Council's adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area in accordance with policies C2 and G9 of the Council's adopted South Oxfordshire Local Plan.
