Conditions / Refusal Reasons
That the proposed extension, by reason of its design, scale, mass and bulk would dominate the original dwelling, to the detriment of its scale and proportions, and represent a form of development that would increase the built-up appearance of the site and detract from the rural amenities, natural beauty and special landscape qualities of this part of the Chilterns Area of Outstanding Natural Beauty. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies H12 and C2, and advice in Section 4.6 of the South Oxfordshire Design Guide and of the Chilterns Building Design Guide.
