Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That notwithstanding any indications as to those matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roof. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policies H12 and C2 of the adopted South Oxfordshire Local Plan.

That the first floor en-suite bathroom window in the north-west elevation of the dwelling and forming part of the scheme hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing north-west. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That, notwithstanding any details contained in the application, should any part of the boundary vegetation with Little Foxes (for the extent of the extension hereby approved) die, be removed or become seriously damaged or diseased during the course of development or for a period of 3 years from the substantial completion of the development, it shall be replaced with additional planting/fencing in accordance with details that shall first be submitted to and agreed in writing by the Local Planning Authority. The approved details shall be implemented within three months of the written agreement of the Local Planning Authority or in the next planting season following such agreement. Reason: In the interests of neighbouring amenity and to safeguard the character of the area in accordance with policies H12 and C2 of the adopted South Oxfordshire Local Plan.
