That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs of the extensions hereby permitted shall be of the same colour, type and texture as those used on the existing building unless otherwise first agreed in writing by the Local Planning Authority. Reason: To ensure the details of the development are satisfactory in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That the external finishes to the dormer window shall be in accordance with the details shown on drawing 002A received on 9 July 2001 unless otherwise first agreed in writing by the Local Planning Authority. Reason: To ensure the details of the development are satisfactory in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That all new windows, external doors and rainwater goods shall match those of the existing building in type, design and external finish unless otherwise first agreed in writing by the Local Planning Authority. Reason: To ensure the details of the development are satisfactory in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north-east and south-west elevation of the first floor extension. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That the bathroom window at first floor level of the extension hereby permitted and shower room window at second floor level in the rear elevation of the dwelling shall be glazed in obscure glass prior to first occupation of the extension/roof space and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the adopted South Oxfordshire Local Plan.
