Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls and roofs be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory and to accord with policies G8 and H12 of the Council's adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area in accordance with policy C16 of the Council's adopted South Oxfordshire Local Plan.

That no site works shall commence until a protective fence has been erected around the existing tree on the frontage of the site in accordance with British Standard 5837:1991. This fence shall not be removed until the development has been completed and the protected area shall be kept clear of any building, plant, material, debris and trenching. The existing ground level and surface treatment shall be maintained and there shall be no entry to this area except for the purposes of arboriculture works, which shall be carried out by a qualified tree surgeon in accordance with British Standard 3998, and which have been agreed by the Local Planning Authority. Reason: in accordance with policy C16 of the Council's adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference * all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with policy G10 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows or rooflights shall be inserted in the first floor or roof of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with policy H4 of the Council's adopted South Oxfordshire Local Plan.
