Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of any works a detailed schedule of all works to be carried out to the building shall be submitted to and be approved in writing by the Local Planning Authority and thereafter the works thereafter shall only be undertaken in accordance with the agreed schedule. Reason: To secure the safety and protection of the listed building and to accord with policies C11 and CON6 of the Council's adopted South Oxfordshire Local Plan.

That the works shall not commence until a detailed specification of the type, design and external finish of all doors, windows, rainwater goods and ventilation equipment have been submitted to and been approved in writing by the Local Planning Authority and thereafter the works shall only be carried out in accordance with the agreed specification. Reason: To ensure that the details of the works are acceptable and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the works samples of hand made plain clay tiles to be used for making good the roofs of the buildings shall be submitted to and agreed in writing by the Local Planning Authority and thereafter only the agreed tiles shall be used for making good the roofs. Reason: To ensure that the details of the works are acceptable and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the works samples of the materials to be used for making good the walls of the buildings shall be submitted to and be agreed in writing by the Local Planning Authority and thereafter only the agreed materials shall be used for making good the walls. Reason: To ensure that the details of the works are acceptable and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan.

That, prior to the commencement of the works, details of the design of the garden walls and samples of the materials to be used in their construction shall be submitted to and be approved in writing by the Local Planning Authority and thereafter the works shall only be carried out in accordance with the approved details and materials. Reason: To ensure that the details of the works are acceptable and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan

That, prior to the commencement of the works, a comprehensive photographic record of the existing buildings shall be submitted to the Local Planning Authority and the works shall not commence until the Local Planning Authority has confirmed in writing that the photographic record is acceptable. Reason: To provide a record of the listed building before it was converted in accordance with policies of the Council's adopted South Oxfordshire Local Plan.
