Conditions / Refusal Reasons
That, having regard to their excessive scale, mass and bulk, the proposed extensions would fail to respect the scale and design of the existing dwelling and represent a cramped, and inappropriate development of the site that would appear unduly prominent and visually intrusive in the street scene, to the detriment of the character and appearance of this part of Chalkhouse Green Road and visual amenities of this part of the Chilterns Area of Outstanding Natural Beauty. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies H12 and C2, and to advice in Section 4.6 of the South Oxfordshire Design Guide and Chilterns Buildings Design Guide.

That, by virtue of their excessive scale, mass and bulk and relationship with the adjoining property to the north-west, 'Theydon', the proposed extensions would appear unduly over-bearing and result in a loss of light to the rear facing windows of this property, to the detriment of its residential amenity. Furthermore, the location of window openings in the first floor of the south-east elevation would increase the level and perception of overlooking towards the rear garden area of 'Chardor' to the detriment of this property's residential amenity. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policy H12.
