Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to accord with policies G8 and C2 of the Council's adopted South Oxfordshire Local Plan.

That the garage doors shall be constructed with vertical dark stained timber boarding and retained as such thereafter unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to accord with policies G8 and C2 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of accesses between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of accesses attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience and to accord with policy G10 of the Council's adopted South Oxfordshire Local Plan.

That a hedge of mixed indigenous species to be first agreed in writing by the Local Planning Authority shall be planted along the north-eastern and eastern boundaries of the land prior to the first use of the agricultural land for residential purposes and shall be tended to grow to, and remain at a height of not less than 1.8 metres, and that any plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings and to safeguard the character of the area and to accord with policy G9 of the Council's adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area and to accord with policy G9 of the Council's adopted South Oxfordshire Local Plan.
