That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with policy CON10 of the adopted South Oxfordshire Local Plan.

That the development to which this permission relates shall not be exercised in addition to, or in combination with, any part of the development permitted under reference P00/S0934. Accordingly, this permission shall be alternative to the previous permission so that either, but not both, may be implemented. Reason: To prevent an inappropriate development of the site by the implementation or partial implementation of both permissions in accordance with policy CON10 of the adopted South Oxfordshire Local Plan.
