Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That except as required to provide the new access, or otherwise agreed in writing by the Local Planning Authority, the existing hedges and shrubs along the road frontage of the site shall be retained and maintained at a height of not less than 2 metres for a period of 5 years following the construction of the access. Reason: To safeguard the character of the area in accordance with policy C2 of the Council's adopted South Oxfordshire Local Plan.

That, prior to the first use of the new vehicular access hereby permitted the access between the existing car park and the access to Bishopswood Sports Ground shall be closed in accordance with a detailed scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of highway safety and convenience and to accord with policy G10 of the Council's adopted South Oxfordshire Local Plan.

That, prior to its first use the vehicular access hereby permitted shall be formed, laid out and constructed in accordance with the specification of means of access attached hereto, and all ancillary works therein specified shall be undertaken in accordance with the specification. Reason: In the interests of highway safety and convenience and to accord with policy G10 of the Council's adopted South Oxfordshire Local Plan.
