Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used shall be as specified on the plans hereby permitted unless otherwise first agreed in writing by the Local Planning Authority. Reason: To secure a satisfactory external appearance in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north elevation of the extension other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That, notwithstanding any indication otherwise given on the plans hereby permitted, the high level windows in the north facing elevations of the extension shall have a minimum internal cill height of 1.7m above finished floor level. Reason: In the interests of the amenities of neighbouring properties in accordance with policy H12 of the adopted South Oxfordshire Local Plan.
