Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof of the extension hereby permitted shall be of the same colour, type and texture as those used on the existing building unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the existing trees on the north west boundary of the site shall be protected whilst development operations are in progress in accordance with the scheme received 31 July 2001 unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the health of the trees along the north western boundary of the site that contribute to the amenity of the area in accordance with policy C16 of the Council's adopted South Oxfordshire Local Plan.

That no works shall commence on site until there has been submitted to and approved in writing details of the foundations for the extension hereby approved. The development shall be carried out fully in accordance with these details unless otherwise agreed in writing with the Local Planning Authority. Reason: To safeguard the health of the trees along the north western boundary of the site that contribute to the amenity of the area in accordance with policy C16 of the Council's adopted South Oxfordshire Local Plan.
