Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That notwithstanding any indications as to those matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roof. Reason: To ensure that the details of the development are satisfactory and to accord with policy G8 of the Council's adopted South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: To help assimilate the development into the area and to accord with policy G9 of the Council's adopted South Oxfordshire Local Plan.

That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into the area and to accord with policy G9 of the Council's adopted South Oxfordshire Local Plan.

That the drawing room window in the south-east elevation of the building shall have a minimum finished floor level to cill height of not less than 1.7 metres. Reason: To ensure that the development is not unneighbourly and to accord with policy H5 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the south east (side) elevation of the new dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly and to accord with policy H5 of the Council's adopted South Oxfordshire Local Plan.
