Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To safeguard the character of the area in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding any indication of materials which may have been given in the application, no development shall take place until a schedule and/or samples of all surfacing materials has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To secure a satisfactory appearance and ensure tree health is not prejudiced in accordance with policies H12 and C16 of the adopted South Oxfordshire Local Plan.

That the new access shall be constructed by means of a 'no-dig' method on to existing surfaces in accordance with details that shall first be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure the details of development safeguard the health of existing vegetation that contributes to the amenity of the area in accordance with policy C16 of the adopted South Oxfordshire Local Plan.

That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important in accordance with policy C16 of the adopted South Oxfordshire Local Plan.
