Description
Three storey 6th form boarding house and housemasters house. First floor boarding accommodation on top of Old Orchard dayboy house to include a house tutors flat(as amended by drawing no.508/P2A accompanying agents letter dated 30 April 2001, as clarified by drawing no.508/4A accompanying agents letter dated 29 June 2001 and as amended and as amended by by drawing nos.508/P3C, 508/P4A and 508/P5B accompanying agents letter dated 5 July 2001).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Thereafter, the development shall only be carried out in accordance with the approved details.
Reason: To safeguard the character of the area in accordance with policies G1, G8 and C3
of the adopted South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with
policy G8 of the adopted South Oxfordshire Local Plan.
That no development shall take place until a schedule and/or samples of all surfacing materials has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall not be carried out other than in accordance with the approved details.
Reason: To secure a satisfactory appearance in accordance with policy G8 of the adopted
South Oxfordshire Local Plan
That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees on the land, and details of any to be retained, together with measures for their protection in the course of development.
Reason: To protect visual amenity in accordance with policies G1, G9 and C16 of the
adopted South Oxfordshire Local Plan.
That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To help to assimilate the development into its surroundings in accordance with
policies G1 and G9 of the adopted South Oxfordshire Local Plan.
That a full archaeological watching brief shall be carried out during the period of construction works in accordance with details and by a professionally competent archaeological organisation which shall have been submitted to and approved in writing by the Local Planning Authority before development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence.
Reason: As the site is of archaeological importance in accordance with policy CON 17 of
the adopted South Oxfordshire Local Plan.
That the cycle park facilities shown to be relocated as part of the development hereby permitted shall be made available prior to the first occupation of the boarding accommodation and shall be retained thereafter.
Reason: To ensure adequate cycle park provision in accordance with policy G11 of the
adopted South Oxfordshire Local Plan.
