Conditions / Refusal Reasons
That, by reason of the proximity of the site to residential properties and, in particular, Periwinkle Cottage, the siting of a marquee on the land and its associated use for functions, would result in unacceptable levels of noise and disturbance to the detriment of neighbours residential amenity. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies G1 and G7.

That the proposal fails to provide an adequate level of car parking to serve the existing A3 use and functions associated with the use of the land for the siting of a marquee. The shortfall in car parking would lead to on-street parking which would be detrimental to the safety and convenience of users of the public highway and, furthermore, would be detrimental to the general amenities of the area, which lies within an Area of Outstanding Natural Beauty. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies G1, G10, G11, C2 and Appendix 2.

That the use of the land for the siting of a marquee on a greater number of occasions per annum and the resultant intensification of uses on the site, including internal and external lighting, particularly in the winter months, would result in a scale and form of development that would appear unduly prominent and intrusive in the landscape, thereby detracting from the visual amenities of the site and failing to conserve and enhance the natural beauty and special landscape qualities of this part of the Chilterns Area of Outstanding Natural Beauty. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies G1 and C2.
