Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property 6 Cromwell Road as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with policy H13 of the Council's adopted South Oxfordshire Local Plan.

That the first floor ensuite window in the north-east (side) elevation of the building hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the south-west elevation of the building. Reason: To ensure that the development is not unneighbourly and to accord with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.
