That the proposed extension, by reason of its excessive scale, mass and bulk, would dominate and overwhelm the existing dwelling to the detriment of the simple, attractive character and modest scale and proportions of The Orchard and would detract from the visual amenities and special landscape qualities of this part of the Chilterns Area of Outstanding Natural Beauty. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies H12 and C2, and advice contained within the Council's adopted South Oxfordshire Design Guide and the Chilterns Building Design Guide.
