That having regard to the modest size of the existing dwelling together with the size of the extensions approved under application P96/S0146, the cumulative affect of the extensions, as proposed, represents a significant increase in the overall size of the dwelling which would be detrimental to the scale, character and appearance of the dwelling which lies within an Area of Great Landscape Value. As such the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies C3 and H12 and of Section 4.6 of the adopted South Oxfordshire Design guide.

That the incorporation of a flat roof element would be out of keeping with the character of the dwelling and would represent an inappropriate and incongruous form of extension detrimental to the character and appearance of the dwelling and the immediate locality which lies within the Area of Great Landscape Value. As such the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies C3 and H12 and of Section 4.6 of the adopted South Oxfordshire Design guide.
