Conditions / Refusal Reasons
That, having regard to its excessive size, height and bulk, the proposal would result in an intrusive form of development which would be detrimental to the streetscene and would detract from the character and visual amenity of the area, which lies within the Chilterns Area of Outstanding Natural Beauty. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly of policies G1, C2 and H5.

That, having regard to the height of the building and the position and number of windows to be inserted in the north elevation, the proposal would represent an unneighbourly form of development by reason of an unacceptable level of overlooking, thereby detracting from the residential amenities currently enjoyed by the occupiers of Hannington and Woodlands. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H5.
