Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Haileywood Cottage as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and to safeguard the character of the area in accordance with policies H12 and G1 of the Council's adopted South Oxfordshire Local Plan.

That the garage building hereby permitted shall be used only for the purposes specified in the application, for garaging of private motor vehicles, domestic storage, sauna, shower and loggia for the personal enjoyment of the occupants of Haileywood Cottage and the building shall not be occupied or used separately therefrom or used for any commercial or business purpose whatsoever. Reason: To safeguard the character of the area in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls and roofs of the extensions to the dwelling shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the materials to be used for the roof of the garage building shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first use of the garage building hereby permitted the walls shall be clad in horizontal dark stained timber boarding and shall thereafter be retained as such. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the first floor dressing room window in the west (side) elevation of the extension hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the west (side) elevation of the dwelling or any elevation of the garage building other than those expressly authorised by this permission. Reason: To ensure that the details of the development are satisfactory and to ensure that the development is not unneighbourly in accordance with policies G1 and H12 of the Council's adopted South Oxfordshire Local Plan.
