Conditions / Refusal Reasons
That notwithstanding the provisions of Article 3 of and Classes A, B or C of Part 1 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no alterations or extensions shall be carried out to the development hereby permitted, unless planning permission has first been granted in that respect. Reason: In order to protect the amenity of adjoining properties in accordance with policy H12 of the South Oxfordshire Local Plan.

That the materials to be used on the roofs shall be of the same colour, type and texture as those used on the existing building and thereafter retained as such. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the South Oxfordshire Local Plan.

That a scheme for the landscaping of the northern boundary of the site, including the planting of live trees or shrubs, shall be submitted to the Local Planning Authority for approval in writing, within 2 months of the date of this permission. The scheme as approved shall be implemented within 12 months of the date of its approval and thereafter maintained to the satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the date of this permission, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the development into its surroundings and in order to protect local amenities in accordance with policy G9 of the South Oxfordshire Local Plan.
