Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof of the extensions and alterations to The Thatched Cottage shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That samples of all materials to be used in the external construction and finishes of the garage hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To safeguard the character of the area in accordance with policies G8 and C2 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policies G8 and H12 of the adopted South Oxfordshire Local Plan.

That the garage doors shall be constructed with vertical dark stained timber boarding. Reason: To ensure that the details of the development are satisfactory in accordance with policies G8 and C2 of the adopted South Oxfordshire Local Plan.

That the additional living accommodation created by the extension and alterations to the existing building hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property, The Thatched Cottage, as a single dwellinghouse and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with policies H11, H13 and G11 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Appendix 2 and policies G11 and H12 of the adopted South Oxfordshire Local Plan.

That the extension and converted garage shall not be occupied until the parking provision has been constructed, surfaced and laid out, as shown on drawing nos. 1523/03A and 1523/08; and such parking provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Appendix 2 and policy G11 of the adopted South Oxfordshire Local Plan.
