That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external dwarf walls shall be of the same colour, type and texture as those used on the existing cinema building. Reason: To ensure that the details of the development and to accord with policies G8 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That, development shall not begin until a detailed specification of the type, design and finish of all the timber doors and railings has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development and to accord with policies G8 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That the refuse enclose area hereby approved shall only be used for the storage of bins and for no other outside storage. Reason: To protect the local amenities and to safeguard the character and appearance of the Henley-on-Thames Conservation Area in accordance with policies G1 and CON8 of the Council's adopted South Oxfordshire Local Plan.
