Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls and roof be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority prior to any further development. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policies G8 and C3 of the adopted South Oxfordshire Local Plan.

That the garage shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: To safeguard the character of the area in accordance with policies G8 and C3 of the adopted South Oxfordshire Local Plan.

That there shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the adopted South Oxfordshire Local Plan.

That the garage shall be constructed in accordance with the details shown on drawing 1480/44B, with the floor slab finished at the level shown on drawing 1480/44B, apertures incorporated in the side and rear walls from ground level up to the March 1947 flood water level (33.91 metres above Ordnance Datum (Newlyn)) to allow free entry and egress of flood water, with a minimum gap of 100 mm beneath the garage door openings. Thereafter, the development shall be retained as such. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the adopted South Oxfordshire Local Plan.
