Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That notwithstanding any details shown on the approved site plan (Dwg. No. 514.101h), full details of both hard and soft landscape works shall be submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved prior to the first use of the parking spaces. These details shall include hard surfacing/kerbing materials, means of enclosure/boundary treatment, the location of those trees to be retained and a schedule of soft landscaping giving the species, tree/plant sizes, and the proposed number, height and density.
Reason: To help assimilate the development into the surrounding area in accordance with
policy G9 of the Council's adopted South Oxfordshire Local Plan.
All hard and soft landscape works shall be carried out in accordance with the details approved under Condition 2 and shall be completed in accordance with a programme of implementation which shall be submitted to and approved in writing by the Local Planning Authority before development commences. Any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To help assimilate the development into the surrounding area in accordance with
policy G9 of the Council's adopted South Oxfordshire Local Plan.
That no external lighting shall be installed on the site unless it is in accordance with details that have been submitted to and approved in writing by the Local Planning Authority.
Reason: To protect local amenities in accordance with policies G1, C2 and E3 of the
Council's adopted South Oxfordshire Local Plan.
