Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That a hedge of a species to be agreed in writing by the Local Planning Authority shall be planted along the whole of the south east boundary of the extended domestic curtilage, shown coloured pink and green on the amended plan accompanying the application, prior to the first use of the areas coloured green on the amended plan and shall be tended to grow, and remain, at not less than 2 metres. Any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings and to comply with policy G9 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Classes E, F and G of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes E, F and G of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities to accord with policy C2 of the Council's adopted South Oxfordshire Local Plan.
