That, having regard to the juxtaposition of the proposed extension with the adjacent dwelling, The Boat House, the location of the sole kitchen window of that dwelling, and the inappropriate shallow pitched roof of the single storey extension the development would be intrusive, have an overbearing effect upon the occupants of The Boat House and would be of an incongruous design and as such the extension would be unneighbourly and detrimental to the amenities of the occupants of that property. The details given in the application regarding daylight do not overcome these concerns. The development would therefore be contrary to the Council's policies contained in the South Oxfordshire Local Plan, particularly policy H12.
