That having regard to its scale and form, the proposed extension would detract from the character and appearance of Cherry Tree Cottage as a Grade II listed building and would be detrimental to the visual amenity of the area which lies within the Chilterns Area of Outstanding Natural Beauty. As such the proposals would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan particularly policies CON6, H12 and C2 and advice contained within the Council's adopted South Oxfordshire Design Guide and the Chilterns Building Design Guide.
