Conditions / Refusal Reasons
That the proposed extension, by virtue of its siting, scale, design, mass and bulk would fail to respect the form and proportions of the existing dwelling to the detriment of its character and appearance and result in a series of additions to the property that would dominate and overwhelm the original dwelling, further detracting from its character and appearance. Furthermore, the property occupies a prominent location within the Chilterns Area of Outstanding Natural Beauty and the extension, by reason of its siting, scale, design, mass and bulk would represent a visually intrusive form of development that would detract from the rural amenities, natural beauty and special landscape qualities of the area. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies H12 and C2, of Section 4.6 of the adopted South Oxfordshire Design Guide, and of the Chilterns Building Design Guide.
That the proposals would result in the loss of trees that make a significant contribution to the visual amenity of the area and are subject of a Tree Preservation Order and would prejudice the health and long term retention of mature specimens in close proximity of the proposed extension that also contribute to visual amenity and are subject of a Tree Preservation Order. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policy C16.
