That the loss of the garden area would detract from the residential amenity of the flat above 37 Greys Road and as such the desirability of the property for residential purposes.  Furthermore the parking of vehicles on the site would diminish the amenity of adjoining occupiers and detract from the character and appearance of the area, which forms part of the Henley-on-Thames Conservation Area.  The proposal would therefore be contrary to the Council's adopted South Oxfordshire Local Plan particularly policies H9, CON8 and CON10.
