Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policies C3 and H12 of the Council's adopted South Oxfordshire Local Plan.

That the hobbies room hereby permitted shall only be used for purposes incidental to the enjoyment of Burnbank as a single family dwelling house and it shall not be used for any other purpose. Reason: To safeguard the character of the area and the amenities of neighbouring properties in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.
