That the proposed extension, by reason of its design, form and scale, would fail to respect the simple character and modest proportions of the existing bungalow, thereby detracting from its character and appearance. Furthermore, the extension by virtue of its scale and bulk would increase the built-up appearance of the site and, by reason of its design and form represent an inappropriate detailed extension that would fail to conserve and enhance the appearance of this part of the Chilterns Area of Outstanding Natural Beauty. As such, the proposals would be contrary to the provisions of the South Oxfordshire Local Plan, particularly policies H12 and C2, of Section 4.6 of the adopted South Oxfordshire Design Guide, and of the Chilterns Building Design Guide.
