Conditions / Refusal Reasons
That notwithstanding the provisions of Article 3 of, and Classes A, B and C of Part 1 of Schedule 2 to, the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no extensions or any other development, including the alteration of the approved first floor windows and the provision of additional first floor windows, within Classes A, B and C of Part 1 of Schedule 2 of the Order shall be carried out unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: In view of the relatively confined nature of the site and its relationship to
neighbouring properties, to safeguard the character of appearance of the
Henley-on-Thames Conservation Area and to ensure that the development is not
unneighbourly in accordance with policies H4 and CON10 of the adopted South
Oxfordshire Local Plan.
That the dwelling hereby permitted shall not be occupied until 1.8m high walls have been erected along the whole of the western and northern boundaries of the site and such walls shall thereafter be retained as such unless otherwise agreed in writing by the Local Planning Authority.
Reason: To safeguard the character and appearance of the Henley-on-Thames Conservation
Area, to ensure that the development is not unneighbourly, and to provide an
appropriate standard of living environment for future occupiers of the dwelling in
accordance with policies H4, G8 and CON10 of the adopted South Oxfordshire
Local Plan.
That the dwelling hereby permitted shall not be occupied until space has been laid out within the site for one car to be parked in accordance with the details specified on plan C673 01.02 and such parking space shall thereafter be retained.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to
protect local amenities in accordance with policies G10 and G11 of the adopted
South Oxfordshire Local Plan.
