Conditions / Refusal Reasons
That the proposed roof extensions, by virtue of their scale, mass and bulk and, particularly the design and excessive size of the dormer windows, would fail to respect the modest character and proportions of the existing dwelling, and result in a dwelling of a scale, form and design that would appear prominent and intrusive in the street scene to the detriment of the character and appearance of the area. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly Policy H12.
That the proposed alterations to the roof, particularly the increase in roof height and provision of a pitched roof over the flat roof garage, would cause an unacceptable loss of light to the adjoining property, Grays Lodge, and appear unduly dominant and overbearing to the detriment of the residential amenities of the occupiers of this dwelling. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly Policy H12.
