That the proposed extensions by reason of their design, materials, scale, mass and bulk would fail to respect the simple character and proportions of the existing dwelling and represent a series of additions of a form that would detract from the character and appearance of the property. Furthermore, the scale, mass and bulk of the extensions would result in a prominent and visually intrusive form of development which, in combination with the proposed carport, would increase the built-up appearance of the site to the detriment of the special landscape qualities of this part of the Chilterns Area of Outstanding Natural Beauty. As such, the proposals would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies H12 and C2 and would conflict with advice contained in Section 4.6 of the South Oxfordshire Design Guide.
