Conditions / Refusal Reasons
That the development shall be carried out strictly in accordance with the description of the development, plans and specifications contained in the application, subject to any conditions imposed on the outline planning permission, and subject to the conditions hereby imposed. Reason: To secure the proper planning of the locality.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to accord with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to accord with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the existing hedge along the whole of the north eastern boundary of the land shall be retained and properly maintained at a height of not less than 4 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings and to accord with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north western or south eastern (side) elevations of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly and to accord with Policy H11 of the Council's adopted South Oxfordshire Local Plan.

That no development shall be commenced on the site until the position of the public foul sewer, which crosses the northern boundary of the site, has been established and details of the works proposed to safeguard the stability and operation of the public foul sewer during the implementation of the development have been submitted and agreed in writing by the Local Planning Authority. Thereafter the approved safeguarding measures shall be implemented prior to the commencement of any work. Reason: In the interest of public health and to accord with policy G7 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the development hereby approved details of the slab levels shall be submitted to and agreed in writing by the Local Planning Authority. The development shall then be carried out in accordance with the approved slab levels. Reason: To ensure that the development is not unneighbourly and to protect local amenities in accordance with policies G8 and H4 of the Council's adopted South Oxfordshire Local Plan.

That the high level first floor windows in the north-west elevation shall have a cill height not less than 1.6 metres off finished first floor level. Reason: To ensure that the development is not unneighbourly and to accord with Policy H11 of the Council's adopted South Oxfordshire Local Plan.
