Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policies H12 and C2 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflights shall be constructed in the north-west and south-east elevations/roofslopes of the extension other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That, notwithstanding any indication otherwise given on the plans hereby permitted, the velux rooflights in the south-east facing roofslope shall have a minimum internal cill height of 1.7m above finished first floor level. Reason: In the interests of the amenities of neighbouring properties in accordance with policy H12 of the adopted South Oxfordshire Local Plan.
