Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That all extensions and alterations to the buildings shall be constructed and finished in accordance with a schedule of materials and finishes which shall have been submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory and to accord with policies G8, CON4 and C11 of the Council's adopted South Oxfordshire Local Plan.

That all new or replacement rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory and to accord with policies G8, CON4 and C11 of the Council's adopted South Oxfordshire Local Plan.

That no development shall commence until a detailed specification of the type, design and external finish of all external doors, windows and means of ventilation have been submitted to and approved in writing by the Local Planning Authority and the development shall only be carried out in accordance with the approved specification. Reason: To ensure that the details of the development are satisfactory and to accord with policies G8, CON4 and C11 of the Council's adopted South Oxfordshire Local Plan.

That no development shall take place until the applicant, or their agent or successors in title has secured the making of a detailed record/implementation of a scheme of recording of the buildings. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: The buildings are of architectural/historic interest and to accord with policies CON3, CON4 and CON5 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of any development a detailed specification of all works, including repairs to be carried out to the buildings shall be submitted to and be agreed in writing by the Local Planning Authority and the development shall only be carried out in accordance with the approved specification. Reason: The buildings are of architectural/historic interest and to accord with policies CON3, CON4 and CON5 of the Council's adopted South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: To protect local amenities in accordance with policy G9 of the South Oxfordshire Local Plan.

That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings in accordance with policy G9 of the South Oxfordshire Local Plan.

That the occupation of The Coach House (building 4) shall be limited to a member of staff wholly employed at English Farm, Nuffield, or a dependant of such a person residing with him/her. Reason: Because planning permission for the conversion of the building is given to meet the staffing needs of English Farm and the use of the building for residential purposes would otherwise be contrary to policy C11 of the Council's adopted South Oxfordshire Local Plan.

That the occupation and use of barn 7 shall be restricted to guests of the occupiers of English Farm, Nuffield and the building shall not be used as separate living accommodation. Reason: The conversion of the building to separate residential accommodation would be contrary to policy C11 of the Council's adopted South Oxfordshire Local Plan.

That building 8 shall be used for the stabling of horses for the personal enjoyment of occupiers of English Farm, Nuffield in connection with its use as a single dwellinghouse and the building shall not be used for any business or commercial purposes whatsoever. Reason: To protect local amenities and the character and amenity of the area in accordance with policy C2 of the Council's adopted South Oxfordshire Local Plan.

That building 9 shall only be used for purposes incidental to the use of English Farm, Nuffield as a single dwellinghouse and the building shall not be used for any business or commercial purposes. Reason: To protect local amenities and the character and amenity of the area in accordance with policy C2 of the Council's adopted South Oxfordshire Local Plan.

That at no time shall the new drive to the farmhouse be surfaced, fenced or provided with lighting without the prior approval in writing by the Local Planning Authority. Reason: To protect local amenities and the character and amenity of the area in accordance with policy C2 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the development a detailed survey shall be carried out to establish whether the barns provide a habitat for protected bats or barn owls. If such presence is established a scheme shall be submitted to and approved in writing by the Local Planning Authority for their protection and the development shall not commence until such scheme has been implemented. Reason: To protect wildlife habitats in accordance with policy C14 of the Council's adopted South Oxfordshire Local Plan.
