That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the materials to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That no development shall take place until written approval has been given by the Local Planning Authority to a sample panel of natural stone to be used for the external walls. The development shall be implemented in accordance with the approved panel. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.
