That the proposals are contrary to policies C1, C3 and G8 of the adopted South Oxfordshire Local Plan. Having regard to the excessive height, ornate design and materials proposed in the construction of the proposed gate and gateposts, the proposal represents an inappropriate form of development that would detract from the rural character of the area which lies within an Area of Great Landscape Value.

That the proposals are contrary to policy CON7 of the adopted South Oxfordshire Local Plan. Having regard to the excessive height, ornate design and materials proposed for the construction of the proposed gate and gateposts, and to the siting in close proximity to Newington House, a grade II* listed building, the proposals represent an inappropriate form of development that would detract from the setting of the adjacent listed building.
