Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the parking provision shall be as shown on the deposited drawing, reference JSP/PL11B all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That all rooflights shall be conservation style and shall be so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That details of any external lighting shall be submitted to and approved in writing by the Local Planning Authority prior to occupation of the buildings. Reason: To protect the rural character of the historic parkland in accordance with Policy C1 of the adopted South Oxfordshire Local Plan.

That the mitigation measures specified in the report dated September 2002 by Conservation Consultancy Ltd shall be carried out prior to the commencement of works on the buildings. These shall include: * any work on Barn 7 shall commence outside the breeding season which runs from March to August inclusive * before works commence a nest inspection by a barn owl licence holder will be required to assess the breeding status of the nest * if nesting activity is found English Nature should be consulted prior to any work being undertaken on site * provision of alternative suitable nesting sites in the vicinity of barn 7 and retention of the existing nest site in barn 7 with a new access point to the south * further consultation with English Nature concerning the impact of the development on bats * a badger disturbance licence is required from English Nature to close the annex sett in barn 7 and this work should be completed before 30 November 2002 to avoid the breeding season Reason: To prevent damage to protected species in accordance with Policy C14 of the adopted South Oxfordshire Local Plan.

That the offices hereby permitted shall be occupied for business use only by the owner/occupier of Thame Park and shall not be occupied independently. Reason: Because permission is given only in view of the special circumstances in accordance with policy C11 of the adopted South Oxfordshire Local Plan
