That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON 8 and 10 of the Council's adopted South Oxfordshire Local Plan.

That the timber boarding to be used for the external walls of the new structure shall be dark stained and so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON 8 and 10 of the Council's adopted South Oxfordshire Local Plan.

That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: To safeguard the character of the area in accordance with Policy CON 8 of the South Oxfordshire Local Plan.
