That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the access shall be formed in accordance with a specification which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: In the interests of highway safety and convenience and in accordance with Policy G10 of the adopted South Oxfordshire Local Plan and Policy T1 of the South Oxfordshire Local Plan (First Deposit) Draft

The edging to the access into the field shall be formed with granite setts. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON8 of the adopted South Oxfordshire Local Plan and Policies G6 and CON8 of the adopted South Oxfordshire Local Plan (First Deposit) Draft

That the access to the site shall be formed using grasscrete in accordance with drawing 80QC-A1-02020 Rev. A. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON8 of the adopted South Oxfordshire Local Plan and Policies G6 and CON8 of the South Oxfordshire Local Plan (First Deposit) Draft

That notwithstanding the details accompanying the application, the surface treatment of the compound shall be formed using gravel. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON8 of the adopted South Oxfordshire Local Plan and Policies G6 and CON8 of the South Oxfordshire Local Plan (First Deposit) Draft

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, or any statutory re-enactment thereof, no fencing shall be erected on the land other than post and rail fencing. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON8 of the adopted South Oxfordshire Local Plan and Policies G6 and CON8 of the South Oxfordshire Local Plan (First Deposit) Draft

That no hedging shall be removed other than the small section of hedging to form the access, as shown on plan 80QC-A1-02020A.
