Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof of the mission hut shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first occupation of the holiday accommodation, parking for one car shall be provided in accordance with plan ref. 394/2A and shall be so retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the mission hut shall not be occupied other than for the purposes of holiday accommodation and shall not be let to the same person(s) for more than 28 days in any calendar year. Reason: The building is unsuitable to accommodate a permanent residential property by virtue of its size in accordance with Policy C11 of the Council's adopted South Oxfordshire Local Plan.

That the curtilage to serve the converted building shall be as shown on plan ref. 394/2A. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy C11 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planing (General Permitted Development) Order 1995, (or any order revoking and re-enacting that Order) the converted building shall not be extended, and no structures shall be erected within the curtilage, without the prior grant of planning permission from the Local Planning Authority. Reason: To protect the character of the building and the area in accordance with Policy C11 of the Council's adopted South Oxfordshire Local Plan.

That the stable building hereby permitted shall be used only for the purposes specified in the application, for the stabling of horses for the personal enjoyment of occupants of Pond Farm, Spriggs Alley and the building shall not be used for any commercial or business purpose whatsoever. Reason: To secure the proper planning of the locality.

That prior to the first occupation of the mission hut, the pond adjacent to the building shall be reinstated and so retained and maintained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G1 of the Council's adopted South Oxfordshire Local Plan.
