That the proposals would be contrary to policies H12, CON 6, CON 8 and CON 10 of the adopted South Oxfordshire Local Plan. The property comprises a grade II listed building that lies within the Aston Rowant Conservation Area. It is considered that the proposed extension is over large, poorly designed and constructed of mediocre materials, such that it would be out of keeping with and detract from the modest, simple character of this listed building. In addition, the proposal would appear prominent and intrusive in the street scene and neither preserve nor enhance the character and appearance of this part of the Aston Rowant Conservation Area.
