Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policies H12 and CON 8 of the Council's adopted South Oxfordshire Local Plan.
That prior to the commencement of the development hereby approved, a detailed specification of repair works to the existing cottage shall be submitted to and approved in writing by the Local Planning Authority.

That the brickwork shall be laid in Flemish bond.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON 8 of the Council's adopted South Oxfordshire Local Plan.
That the existing boundary walls shall be retained and repaired as necessary.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON 8 of the Council's adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Classes A, B, C, D and E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes A, B, C, D and E of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To secure the proper planning of the locality in accordance with Policy G1 of the
Council's adopted South Oxfordshire Local Plan.
